jason… good info, just had a flip sale and was already aware that my buyer was using a local credit union and luckily found out from them that title seasoing was no issue….. i’m a lender myself and would put out a “heads up” to any flippers out there who’s buyers indicate they’ve already been pre-qualified for any type of gov’t loan (FHA/VA/USDA) all of these have 90 days or more title seasoning so get these folks connected with another lender…..

This doesn’t apply to REO deals as I’m handling them. I’m getting them, and either birddogging to an end buyer with cash, or flipping to an end buyer (if house is good enough value) also with cash.

Hello Jason this was great information. So basicly if a bank doesn’t sell their loans to fannie or freddie we would be able to fund our deals and flip the property? Now our buyer would have to find a property that he likes with this bank? Our they just need to be pre-approved with this bank to close the deal?
